Dealing with the constraints of a challenging lot led to an unusual but interesting and very functional design. The lot was only 50’ wide, with required building setbacks of 10’ on each side. We settled on a foundation width of 28’, in order to comply with the setback requirements and allow enough room to drive along one side of the house, since the parking area was to be in the rear. Our client used the open space in front of the house to create a creative and beautiful landscape.
This compact 2 story home contains about 1700 sq. ft. of living space, plus a connected carport and storage room in the rear. Like many of the homes we build, the first floor is built on an insulated concrete slab with hydronic radiant heat. In this case, we used a high efficiency combi-boiler, which provides both domestic hot water and hot water for the radiant heat (the flows do not mingle, as the radiant is a closed loop). We framed the front porch with rough cut local Red Spruce, which was stained and remains exposed, adding a rich element to the front entrance. Interior trim, flooring, and landscaping was completed by our client, which we think turned out really well.
